Short-Term Rental Regulations

The Salida City Council and Planning Commission have worked to establish regulations for Short-Term Rental housing within the City of Salida. On November 16, 2021, the City Council adopted new regulations for Short-Term Rental housing within the City of Salida. These regulations became effective on December 16, 2021.

The regulations have imposed caps on the number of Short-Term Rental Licenses in four non-Residential areas and maintained the cap in our Residential area:

  • C-2/Historic Downtown: 99 Short-Term Rental Licenses
  • Highway 291 Corridor: 71 Short-Term Rental Licenses
  • Industrial Corridor: 16 Short-Term Rental Licenses
  • Highway 50 Corridor: 46 Short-Term Rental Licenses
  • Residential Area: 75 Short-Term Rental Licenses

Please note, you must be a Chaffee County Resident and you must own the property in order to apply for a license. In the residential zones (R-1, R-2, R-3, and R-4) Short-Term Rentals shall be rented no more than one hundred eighty-five (185) calendar days a year. A separate short-term license is required for each short-term rental property. There is no more than one (1) short-term rental permit is permitted per property owner.

New Short-Term Rental Licenses

Short Term Rental Licenses cost $1000. Those seeking to apply for Short-Term Rental licenses in the Commercial District, may do so at any time. Once we receive the completed application, the City has 30 days to review the application and provide a response. However, the renewal date is June 1st annually and the license fee is not prorated. The deadline for application for Residential and Industrial Short-Term Rental licenses is June 1st, but an application may be submitted anytime to the Deputy City Clerk in order to be placed on a waiting list until the next renewal period in June. Those on the waiting list who qualify will have the first opportunity to obtain newly available licenses.

To apply for a New Short Term Rental License, please visit this website and create a log in. Email the Deputy City Clerk with your request at deputyclerk@cityofsalida.com and they will be able to set up an electronic application through the software.

Occupational Lodging Tax and Short-Term Rental Taxes

Short-Term Rentals are required to pay an Occupational Lodging Tax of $15 per room per night. This should be remitted directly to the City through the current online MUNIRevs system. The remainder of the taxes are to be remitted to the State of Colorado, the County and City separately from this online system. State Sales Tax: 2.9%
