Short-Term Rental Regulations
The Salida City Council and Planning Commission have worked to establish regulations for short-term rental housing within the City of Salida. On February 17, 2026, Council approved to amend Chapter 6 of Article VI of the Salida Municipal Code regarding short-term rental licenses within the City of Salida. These regulations are effective as of March 23, 2026.
There are imposed caps on the number of short-term rental licenses allowed throughout four different zones in the city:
- Residential/Agricultural/Planned Development (R1, R2, R3, AG, and PD): 85 short-term rental licenses
- Mixed-Use Downtown (MD): 99 short-term rental licenses
- Mixed-Use Highway and Mixed-Use Center (MH &MC): 50 short-term rental licenses
- Mixed-Use Neighboorhood (MN): 75 short-term rental licenses
Please note, you must be a Chaffee County resident to apply for a license except in the MD and MC zones. You must own the property in order to apply for a license in any zone. Only one short-term rental license is allowed per property owner. All licenses are non-transferable.
New Short-Term Rental Licenses
Short-term rental licenses are $1000, plus an additional $200 administrative fee for first time applicants. The cost is $1000 yearly to renew. Licenses in all zones may be applied for at any time throughout the year. Once received, the license will be reviewed and a response provided by the clerk within 30 days.

Occupational Lodging Tax and Short-Term Rental Taxes
Short-term rental license holders are required to pay quarterly occupational lodging taxes of $15 per bedroom per night. This should be remitted directly to the city through the current online Munirevs system. The remainder of the taxes are to be remitted to the State of Colorado, the county and city separately from this online system. To pay for your occupational lodging tax online, click here.
