The City of Salida invites qualified development and homebuilder teams to submit responses to this Request for Qualifications (RFQ) for participation in the development of Phase I of the South Ark Neighborhood, a master-planned mixed-income residential community located on approximately 33 acres of City-owned land in Salida, Colorado.
The South Ark Neighborhood represents one of the City’s most significant housing initiatives ever and is intended to address the growing need for workforce and affordable housing while creating a high-quality residential neighborhood integrated with parks, open space, and community amenities.
Phase I of the project includes approximately 53 development lots capable of supporting up to roughly 150 residential units, along with supporting infrastructure and neighborhood amenities. The City has approved the Phase I subdivision and has initiated construction of backbone infrastructure to prepare the site for residential development.
Development teams may propose a variety of housing product types, including:
- Single-family detached homes
- Duplexes
- Townhomes and attached housing
- Multifamily residential development of varying sizes
Lots within Phase I will generally be conveyed by the City through bulk lot sales, allowing development teams to deliver coordinated housing within defined development areas. Two multifamily development sites may be sold individually.
